The Number 1 Reason Why Homes Don't Sell

Why Homes Don't Sell! Most Agents Know It, but very few sellers understand it. In my 42 years in real estate and 20 years as a real estate appraiser it still holds true, a properly priced home is the number 1 reason that gets the home sold. Many times, I have been contacted by a seller who says they're unhappy with their current agent because their home hasn't sold. My first question is why are they unhappy with their agent? They typically unload on me about the agent. After listening to them for awhile, I then ask how many showings did you have, and they respond at least 40. I then asked them how did they arrive at the list price and there are typically 3 different answers 1). It's how much we need to move, so the agent said lets give it a try, 2). We had three agents provide a market analysis and our agent was the highest, 3). Our agent provided a detailed analysis, but we felt our home was worth more. There are other reasons, but the above three are most typical. There is one time where it's clearly the agents fault, and that's when they "Buy The Listing" which means they purposely set a high list price to enhance their chances to get the listing. Bottom Line... When interviewing real estate agents you should consider the agent with the best track record and who takes the time to prepare a detailed Market Price Evaluation, and you should listen to them. Great Service and Customer Support at the Bedding Company

Without going into every detail, I just wanted to say how much I appreciated the support and service I received from the Bedding Company in Omaha Nebraska.

About 18 months ago I purchased an SERTA I-Comfort Prodigy mattress set.  It is a great set and my wife still loves it.  However, about 4 months ago the condition of my lower back changed greatly, and I started sleeping in a recliner, little did I know that this is sometimes referred as "Zero Gravity" in mattress terms.

I started the mattress hunt again, thinking I was going to have to buy an adjustable mattress for our spare bedroom and I was nearly ready to buy, but not sure about sleeping in seperate bedrooms.

I didn't think I had a prayer, but I stopped buy their location at 123rd Cener area, and discussed my problem, and wondered if they could help.

THEY HELPED ME OUT BETTER THAN I THOUGHT POSSIBLE

Protect Your Mortgage Interest Deduction

Call for Action: Do No Harm to Housing

The REALTOR® Party needs your urgent help to protect the stability of the American housing market and the American economy. By now you have seen numerous news reports concerning the “Fiscal Cliff.”

Many of these reports speculate that a change to the long-standing policy that allows homeowners to deduct mortgage interest payments from their income taxes could be part of a “Fiscal Cliff” deal.

REALTORS® need to “remind” Congress about our position on any proposed changes to the mortgage interest deduction.

NAR's position is that the mortgage interest deduction is vital to the stability of the American housing market and economy and we will remain vigilant in opposing any future plan that modifies or excludes the deductibility of mortgage interest.

Please send this short message to your Senators and Member of Congress to remind them where we stand and that we will be watching to see who stands with us. Below is example
